Kreissparkasse Esslingen-Nürtingen converts branches to climate neutral

KSK wants to make all of its own buildings climate-neutral in the coming years. In order to achieve this goal, goodmen energy has carried out preliminary energy planning for all 26 buildings - from A for Aichtal to Z for Zizishausen. The properties house branches of the bank as well as apartments.
The client's objectives were clearly defined: KSK's entire real estate portfolio was to be refurbished as quickly and as regeneratively as possible in order to become climate-neutral and thus ESG-compliant as soon as possible. To achieve this, the clients wanted innovative technologies to be used and more efficient options to be clearly preferred.
goodmen energy therefore opted for a holistic approach with determination of the savings potential, refurbishment of the electricity and heat supply, building physics and technical building services measures, such as insulation and replacement of the heat transfer systems. The focus was placed on the most efficient systems and geothermal probes, ice storage and PVT were used for the most part. The refurbishment measures are already underway.

It was very important to the client that the energy-efficient refurbishment measures be implemented quickly. However, the property portfolio is completely heterogeneous in terms of the years of construction, the building fabric and the local and geological conditions, so that a classic serial refurbishment according to Energiesprong was out of the question. Together with the project participants from the disciplines of building physics, architecture, geothermal energy and project management, we therefore chose a different approach: First, five pilot projects were defined. Based on the findings, we developed standardized processes for the close coordination of all parties involved and a handover to the contractor as early as LP 3 instead of 5, so that the detailed planning was the responsibility of the contractors.
